Prices displayed on this website are starting rates, hourly rates, or general estimates. They are provided to help clients plan and do not constitute a final quote.

What affects the final price

Final pricing may vary based on property size, condition, service scope, accessibility, the amount of buildup or construction residue, requested add-ons, supplies, disposal needs, travel, and the time required to complete the work safely and thoroughly.

Hourly services

Hourly pricing reflects time worked. An estimated duration is not a guarantee that a project will be completed within that time. If additional time is needed, Less Mess will communicate with the client whenever reasonably possible.

Starting prices and custom estimates

Services labeled “starting at” may cost more after the property and requested work are evaluated. New-construction cleaning, unusually detailed work, large projects, Airbnb management, junk removal, and other specialized services may require a custom written estimate.

Additional costs

Dump fees, trailer use, donation delivery, specialty supplies, parking, excessive debris, maintenance, repairs, replacement items, or third-party services are not included unless specifically stated in writing.

Discounts

Discount eligibility may require verification. Unless Less Mess agrees otherwise in writing, promotions and discounts cannot be combined and do not apply to third-party costs, disposal charges, supplies, or previously completed work.
